Prince’s Gate Hotel

1057 Arawa Street, 3010 Rotorua, New Zealand
HOTEL OVERVIEW
You know what struck me first about Prince’s Gate Hotel? It’s right there on Arawa Street, which honestly puts you in this sweet spot where you’re close enough to everything but not drowning in tourist chaos. I mean, you can literally walk to the lakefront in about five minutes, and Te Puia (the geothermal park) is just a quick drive away – though fair warning, the sulfur smell does drift over occasionally. That’s just Rotorua for you.
The place has this solid, old-school feel that actually works in its favor. It’s a proper 4-star hotel, not trying to be something it’s not, but they’ve clearly put effort into keeping things updated. The rooms are genuinely comfortable – I’m talking about beds that don’t leave you with a sore back and bathrooms where the shower pressure doesn’t disappoint. What I really appreciated was how quiet it stays at night, even though you’re on a main street. The staff seem to know their stuff too, like they’ll tell you which thermal pools are worth the drive versus the tourist traps (hint: locals avoid the super crowded ones).
Parking was surprisingly easy, which anyone who’s driven around Rotorua during peak season will tell you is no small thing. The hotel sits in this part of town where you’ve got actual restaurants within walking distance – not just the usual fast food chains. There’s this little cafe about two blocks down that does incredible coffee, and the Saturday farmers market is close enough that you can grab fresh stuff if you’re the type who likes to snack in your room. I’d say the location really shines if you’re planning to explore beyond just the main tourist circuit. You’re positioned well for day trips to the lakes or even that drive out to Wai-O-Tapu, plus you can actually find your way back without fighting through the main strip traffic. It’s the kind of place that feels like a good base camp rather than just somewhere to crash – which honestly, for an 8-rated hotel, feels about right.

The rooms were very pretty, location was great given we were in a new town and the staff were very friendly. What could be improved: The bathroom was mediocre, the hot water was very inconsistent. Our lights were switched off in the morning due to an electrician working, however we were not given a warning prior which was difficult as it was when...
Jessica from United States (26 June 2025)
It was close to the gardens and plenty of places to eat. The beds were very comfortable. Street parking was easy. What could be improved: The on-site hot pools were closed (was not mentioned through booking until check in) and the laundry service was also closed (no mention of that until we specifically asked). It was frustrating that these two...

Beautiful old buildings and setting and well maintained considering the age. Central and easy access to Rotorua central and spas. Having a glass of good red wine next to the fire place (happened to be at happy hour, an extra bonus). What could be improved: Unfortunately, due to the location there was some noise from outside. Did not carry on for...

Great reception staff and very friendly. Nice accommodation especially with the extra bedroom made a difference.
What could be improved: Shame the pool and sauna was closed again. We love that about the venue. The carpark was under repair too, so was a minor inconvenience. Otherwise, we were very happy.
Emma from New Zealand (22 June 2025)
Great location. The room was very nice and comfortable and looked like it had been recently refreshed. The hotel lounge was a lovely place to sit by the fire on a cold night
What could be improved: While the room itself had been refreshed the bathroom was a bit tired for a boutique hotel, it was clean and perfectly functional though

Charming old hotel. Lovely staff, free on-road parking outside. Good restaurant. Fantastic location. Great value.
What could be improved: Small rooms but still lovely and what you might expect in an old hotel.
Pat from New Zealand (14 June 2025)
The location close to the lake , park and Sir Howard Morrison Centre was excellent. Old world charm prevails throughout.
What could be improved: The ensuite was small and needs an extractor fan.
