It’s not just another fancy rental – this place actually lives up to the Sotheby’s name, which honestly surprised me given how many luxury properties oversell themselves these days. The location on Leeds Lane puts you in this sweet spot where you’re close enough to Queenstown’s buzz but far enough away that you won’t hear drunk tourists stumbling back from Cow Lane at 2 AM.

The house itself is ridiculous in the best way possible. I mean, when they say “lake views,” they’re not talking about some sliver of water you can glimpse if you crane your neck – you’ve got this massive wall of windows that basically frames Lake Wakatipu like it’s a living painting. The interior design walks this interesting line between modern luxury and actually feeling livable, which is harder to pull off than you’d think. The kitchen is properly equipped too (I’m talking real knives and decent cookware), which matters when you’re staying longer than a couple nights and don’t want to eat out every meal – especially since Queenstown restaurants can absolutely demolish your budget.

What really sets this place apart is the attention to detail that you only notice after you’ve been there a day or two. The water pressure is fantastic, the WiFi actually works throughout the house (crucial if you’re trying to upload those Instagram shots of the Remarkables), and they’ve thought about storage in ways that most vacation rentals completely ignore. Parking is straightforward, which might sound boring but you’ll appreciate it when you’re dealing with Queenstown’s narrow streets during peak season. The 9.6 rating makes total sense once you’re there – it’s one of those properties where small things just work the way they should. I stayed during shoulder season in April and had the place mostly to myself, but I imagine summer gets pretty busy given how close you are to all the adventure sports launches. The only minor thing I’d mention is that the location means you’re definitely driving or taking rides into town (it’s not a quick walk), but honestly, having your own space to decompress after a day of bungy jumping or wine tasting in Central Otago is worth the extra few minutes in the car.
