Treetops Lodge & Estate

351 Kearoa Road, 3077 Horohoro, New Zealand
HOTEL OVERVIEW
Okay, so I’ve stayed at a lot of places in New Zealand, but Treetops Lodge honestly caught me off guard in the best way possible. You know when you’re driving down Kearoa Road — and I mean really driving, because it’s properly winding through that gorgeous Rotorua countryside — and suddenly you glimpse this place through the trees? It doesn’t look like your typical lodge at all. More like someone’s incredibly well-designed private estate that happens to welcome guests.
The thing about Treetops is that it actually sits on this massive 2,500-acre working farm, which you don’t really grasp until you’re there. I mean, the main lodge building is stunning (all that native timber and those floor-to-ceiling windows), but what gets you is stepping onto the deck and realizing the property just… goes on forever. Rolling green hills, native bush, and if you’re lucky with the weather, you can see clear across to the distant ranges. The staff mentioned they’ve got deer and elk roaming around — apparently it’s a working deer farm — and honestly, spotting them during the early morning walks became a bit of an obsession. There’s something almost surreal about having your morning coffee while watching these magnificent animals graze in the distance.
What I really appreciated was how they’ve managed to feel exclusive without being stuffy, you know? The suites are proper spacious — I’m talking separate living areas, those deep soaking tubs, and beds that face directly out to the landscape. But it’s the small touches that show someone’s actually thinking about the guest experience: the locally roasted coffee (from Rotorua, they told me), the way they stock the minibar with regional wines, even the fact that they provide proper binoculars in each room because they know you’ll want to get a closer look at the wildlife. Check-in was refreshingly relaxed too — none of that formal hotel lobby nonsense, just genuine people who clearly love where they work.
I’ll be honest, it’s not cheap, and the location means you’re about a 20-minute drive from central Rotorua if you want to hit the geothermal attractions or grab dinner in town. But that isolation is sort of the point, isn’t it? This is where you go when you want to properly disconnect and remember why people rave about New Zealand’s countryside. The restaurant on-site is actually excellent — they source a lot from the estate itself, which you can taste — so you don’t really need to leave unless you want to. And the spa… well, let’s just say after a day of exploring the farm trails, those treatments hit differently when you’re this surrounded by nature. It’s the kind of place that makes you understand why New Zealand keeps winning those “most beautiful country” awards.

A beautiful piece of land with an impressive lodge. The room was very nice and spacious. Great hikes/walks on your doorstep. The staff were very friendly and helpful. What could be improved: The style of food for dinner is a bit dated but I think that is in keeping with the style of the Lodge. The breakfast was very good though. Overall it's a...

This place is phenomenal. The food is great, the staff is so attentive and work so hard to make things personally special for the guests. Plus the property is unreal - so many trails to explore, a beautiful water fall exclusive to the property, I only wish we'd stayed longer! What could be improved: I would recommend staying here to stay on...
Amanda from United Kingdom (28 January 2024)
I was expecting the surroundings to be wonderful, deep in the New Zealand Bush, and Treetops certainly didn't disappoint. I felt as if I were miles from civilisation despite the attractions (?) of Rotorua being not very far away and so easily accessible. I don't think that the pictures did justice to the hotel itself. Everything was...

What could be improved: The lodge looked a little tired and in need of some maintenance and updating. That said, this is a minor comment, as we loved our stay there and would return.
