Tucked away on St Michael Wado (which, honestly, sounds way more exotic than it looks), these cottages sit in this sweet spot where you’re close enough to hear the distant thrum of music from Curlies, but far enough that you can actually sleep at night. I mean, anyone who’s been to Anjuna knows that’s basically striking gold.

The cottages themselves have this relaxed, almost bohemian vibe that feels authentically Goan rather than put-on for tourists. Nothing fancy here – we’re talking solid 3-star comfort with character. The rooms are clean and functional, though don’t expect Instagram-perfect interiors. What you do get is that lovely old Goan architecture with thick walls that keep things surprisingly cool during the day, and those little touches like local tiles and wooden furniture that remind you where you are. The owners clearly know their guests – there’s enough storage for the inevitable shopping hauls from the Wednesday flea market, and the common areas are set up for those long conversations that happen when travelers start swapping stories.

Location-wise, it’s honestly perfect if you want to experience Anjuna without being right in the chaos. Curlies is literally a short walk away (maybe 5 minutes if you’re moving slowly), and Shiva Valley is close enough that you’ll hear when the parties are getting good. But here’s the thing locals know – you’re also walking distance to some of the quieter stretches of Anjuna beach where you can actually find a spot that isn’t packed with sunbeds and aggressive vendors. The Wednesday market is practically on your doorstep, which is great until you realize you’ll be woken up by the setup crew around 6 AM that day. Small price to pay, really.

What I appreciated most was how the staff seemed to get the rhythm of Anjuna life. They’re not hovering or overly formal, but they know when to offer help and when to let you figure things out. Check-in was smooth, they had good recommendations for local spots beyond the obvious tourist traps, and they didn’t bat an eye when we rolled in at various questionable hours. The 7.7 rating feels about right – it’s not luxury, but it delivers exactly what it promises without any unpleasant surprises.

If you’re the type who needs a pool, spa services, or room service, look elsewhere. But if you want a clean, comfortable base camp for exploring one of Goa’s most vibrant beach towns – somewhere you can crash after long days of beach hopping, market wandering, and maybe a bit too much fun at the local shacks – Zulu Land Cottages hits that sweet spot. It’s the kind of place that grows on you, especially when you realize how rare it is to find somewhere this well-positioned that hasn’t completely sold out to the Instagram crowd.
