HOTEL OVERVIEW

You know what? The Manhattan Motel surprised me, and I honestly wasn’t expecting much when I first pulled up on Hinemoa Street. I mean, it’s got that classic Kiwi motel vibe – single-story units with parking right outside your door – but there’s something refreshingly no-nonsense about the whole setup that just works. The location is actually pretty clever when you think about it; you’re close enough to the main Rotorua action that you can walk to most of the thermal attractions (the sulfur smell hits you way before you see the steam, by the way), but far enough out that you’re not dealing with tour bus noise at 7 AM.

The rooms are exactly what you’d expect from a solid 3-star place – clean, comfortable beds that don’t have you waking up with a crick in your neck, and surprisingly decent water pressure in the shower. Honestly, after a day of hiking around Redwoods or soaking in hot pools, that’s really all you need. The owners clearly know their audience here; there’s none of that fancy stuff you won’t use, just practical amenities that matter when you’re actually traveling. Parking is dead easy (massive relief if you’re driving one of those rental campervans), and I appreciated that check-in was quick and straightforward – the staff seem to get that most people rolling in are either tired from driving or eager to get out and explore. One thing I noticed is how quiet it gets at night, which is sort of rare for motels along main roads. The thermal activity in Rotorua actually has this weird side effect where the evening air feels different – heavier, maybe? – and it makes everything feel more settled.

What I really liked about staying here is that it feels authentically Rotorua without trying too hard. You’re not paying for some manufactured “luxury experience” – you’re getting a solid base camp for exploring one of New Zealand’s most unique regions. The 7.4 rating makes perfect sense to me; it’s not going to blow your mind, but it absolutely delivers on what it promises. If you’re planning to spend your days out at Te Puia or driving around the lakes (and honestly, why wouldn’t you be?), then coming back to a clean, comfortable room where everything just works is exactly what you want. Plus, there’s something kind of nice about staying somewhere that feels like it’s been part of the Rotorua landscape for years rather than some shiny new development that could be anywhere in the world.

What could be improved: Little more emphasis on cleaniness - supply a decent dishwashing cloth. The accomm only had one fan for two rooms - airconditioning...

Very nice owner. He was very welcoming. The room is okay for a Night or two. You can’t hide the fact that it needs some renovation, but it was very clean. For the price totally okay.
